Overview

In Fijian, the name Lomalagi means “Heaven.” This 25-acre freehold property borders Natewa Bay on Vanua Levu, Fiji’s second-largest island. Lomalagi includes a main residence and six guest villas, a dining pavilion, huge swimming pool, manicured landscaping, and many other amenities. The property has approximately 500 metres (1,650 feet) of beachfront.

The house and villas are spread along a hillside above the beach, with sweeping views of the bay & its incredible sunsets. Each spacious, secluded villa (768 square feet) has a large private deck, and its own kitchen facilities. Four of the villas have elevated decks, providing enough room underneath to build out a second bedroom/bath. There is a central dining pavilion (with large kitchen), a games pavilion, & a huge saltwater pool. The villas, pavilions, pool & other amenities were constructed between May 1997 & October 1998. The owner’s residence (approx. 2,500 sq. ft., with a large three-level deck) is partially remodeled; the original plantation house was built over 100 years ago. The property has plenty of expansion opportunities, both on land -- with room for many more villas & an approved subdivision plan for the sale of individual lots -- & potentially over-water villas. It would also make a fabulous private compound, with plenty of room for family, friends, or clients.

Natewa Bay Location

Natewa Bay is the largest deep-water bay in the entire South Pacific, and it is a world-class scuba diving & snorkeling destination. It is famously home to several resident pods of friendly Spinner Dolphins. There is a channel through the coral on Lomalagi’s beachfront for launching boats & kayaks. Lomalagi is currently the only development on the bay; only a few Fijian villages dot the otherwise pristine shoreline. There is no commercial fishing or yacht traffic. The water in front of the resort is shallow, making it one of the few settings in Fiji where over-water accommodations could be constructed. A government foreshore lease would be required; these have been granted for similar sites.

Lomalagi is 28 km (16.8 miles) from the Savusavu airport, which is a one-hour flight from the international airport in Nadi (on Fiji’s largest island, Viti Levu). Savusavu is a quaint waterfront town of 5,000 with shops, restaurants, a post office, hardware stores, a public market, Private Medical Center, Pharmacy, etc.

Savusavu Harbor is a popular destination for ocean-going yachts, and the area hosts an eclectic community of resident ex-pats from the U.S.A, Europe, Australia and New Zealand and many other parts of the world.

The road to Lomalagi from Savusavu airport is sealed for 20 km, while the remaining road is well-graded sand & gravel. Work is actively ongoing to widen & extend the road paving past the turnoff to Lomalagi; the widening and grading have been completed. Lomalagi is 3 km (1.8 miles) off the main road, via Salt Lake Road

Six self-contained Villas - fully insulated & constructed of local hardwoods, spread along 400 metres of hillside, about 50’ above the beach. Each Villa has a 24’x32’ interior (768 sq.ft.), polished Fiji pine floors, & a 12’x32’ partially covered treated pine deck. Open floor plan with a full kitchen in an “L.”. An 8’x8’ shower room with soaking tub adjoins the vanity area. The sale includes all furniture & appliances.

Office / gift shop - (24’x31’) includes all equipment & inventory, including computer, printer/copier/fax, scanner, & some software.

Dining Pavilion - (1,500 sq.ft.) with bar & appliances; 2 washrooms with toilet and sink; 20’ ceiling with skylights & fans. 6 tables seating 4 each with indoor/outdoor acrylic chairs.

Games Pavilion - (20’x32’) library & various games; two washrooms with toilet and sink.

Kitchen - (24’x25’) / Laundry (42’x24’) kitchen / laundry (kitchen = 24’x25’) including a gas stove, 1 cooler, 1 freezer, 1 refrigerator/freezer & all small appliances, equipment & inventory. Laundry (17’x24’) includes U.S. washer & dryer & all linens.

Salt Water Pool - is 100,000-gallon “S” shaped pool with 2 waterfalls – about 120’ long; 2 pumps; sand filter; & Salt water chlorinator. Water is pumped from the sea from a pump house located near the beach. Chaise lounges; tables with outdoor chairs; small tables for chaise lounges; freestanding shade cover.

Fresh Water Artesian Spring - is pumped up from a spring on the property into a 50,000 gallon concrete storage tank, then pumping into two 2,500 gallon fiberglass tanks with 2 on-demand water pumps with UV filter.

Work Shop - (40’x120’) is a concrete block building with separate mechanical section, joinery & storage, including all equipment & tools.

Generator Bunker - (20’x20’) is a concrete block building with two 20KVA diesel generators, which supply all of Lomalagi’s electricity; fuel storage area; 3,000 gallon diesel storage tank (owned by BP Oil). The island’s electrical power grid is now approaching Lomalagi within 2 kilometers of Salt Lake Road, & continuing to move forward. It is possible that power could be extended up Salt Lake Road if Lomalagi’s owner would pay a portion of the cost. Lomalagi would be a great potential location for solar power; that was still prohibitively expensive when Lomalagi was built.

Staff Housing - includes a chef’s apartment; mechanic’s quarters & dorm room with kitchen; & a Foreman’s quarters with 2 bedrooms, kitchen, & covered veranda.

SUV, Trailer and Outboard Motor - includes one 1996 4x4 7-passenger diesel Toyota Land Cruiser, a utility trailer, and one Mercury 90hp outboard motor.

Staff: On-Site Manager, college-educated & a Mechanic, has been there six years. Most of the other staff (groundskeepers, maids, cook) have been there since Lomalagi opened in 1997.
